No, I am a property investor. My name is Andrew Redpath and I buy houses with a business associate who lives in Doncaster We convert these properties into high quality, safe,fully compliant, houses of multiple occupancy (HMO’s). The ones we don’t keep we sell on to other investors, so we are constantly needing property. The pictures at the bottom of this page are from an actual house we converted which is typical of what we do every month.
There will be no fees charged to yourself as a seller nor will I put your house ‘on the market’. Selling with myself is quicker and easier than with an estate agent or even an auction.
Will you always buy my house?
No, I will try my best to make you an offer within a day or two, but due to the vast amount of deals I am sent I cannot respond to every unsuitable deal. Also, as an investor I do need to make money so if you need 100% market value I will do my best to come up with a creative arrangement such as taking over your property and covering the mortgage and selling the property further down the line however that can only work with some sellers so I do need to know the full picture.
How much will you pay for my house?
This will of course vary depending on the house. I will do a valuation estimation report based on the size, condition and postcode as well as checking the sold houses in the street . All I ask is that you let me know of anything that might affect the value up front, such as Japanese Knotweed, subsidence, or building and renovation completed without the necessary planning permission a sitting tenant and has the property ever flooded.
Don’t worry, this sort of information won’t put me off, it’ll simply help me give you the most accurate valuation for your home so we’re both on the same page from the very start.
To be completely transparent with you it will be normally less than you could get from an estate agent but in this current market who knows. Depending on the condition of your property, we will pay up to 90 per cent of the current market value, with the average cash offer falling between 80-85 per cent as a rough guide pre-covid.
What is the process and how long will it take?
This depends on many factors but I will always give you an honest, no-nonsense of time scales on a case by case basis.
Will I need to move Out of my House Quickly
You can move out in days, weeks or months – whatever suits you best. We won’t rush you out of the door and can set a completion date to suit your individual requirements and circumstances.
